BIM-Based Smart Facility Management: A Review of Present Research Status, Challenges, and Future Needs

Abstract

Building information modelling (BIM) has been extensively explored to facilitate facility management (FM), resulting in a significant amount of literature in this field. This research thus synthesizes the state-of-the-art on BIM for FM by means of bibliometric analysis, with the objective of identifying present status, challenges, and future needs of BIM-based smart FM. The research efforts on using BIM for FM have been retrieved from Scopus and amount to approximately 590 publications. Bibliometric analysis has been conducted within VOSviewer to visualize keyword co-occurrence and citation networks of identified publications in an attempt to identify the research trends in this significant area of research. Besides, discussions on identified research clusters are presented to clarify research challenges and future needs in achieving smart FM. The results show that extra attention should be directed to interoperability, data requirement, BIM-AR/VR integration considering human-machine interaction, heterogeneous data integration such as maintenance record, BIM-IoT integration for smart FM, and knowledge-based FM. This research contributes to the body of knowledge by exposing research trends and needs for BIM-based smart FM in a quantitative manner.
